Same island as Palm Beach, ten minutes and a whole mood away. Eagle Beach is low-rise, wide open, and regularly named one of the best beaches on earth. You pay for the calm, and plenty of people happily do.

What Eagle Beach actually feels like

Eagle Beach is the one people mean when they say Aruba has the prettiest beach in the Caribbean. It's wide (properly wide, the kind where the water looks far away) with soft white sand and the two lone fofoti trees that have been photographed a million times. Because building heights are capped low, there's no wall of towers. Sky, sand, low-rise resorts and condos, space to breathe.

The pace matches the skyline. Fewer casinos, fewer jet-skis, more couples reading under a palapa. It's not sleepy, the good restaurants are a short drive and Palm Beach's energy is right there when you want it, but the default setting is calm.

This is the part of the strip that feels like a place, not an attraction.

Who it's for

Buy here if you're the end-user: you want to spend real time in the property, on the best beach, without the Palm Beach intensity. Retirees, second-home buyers, and people trading up from a first Aruba purchase land here a lot.

Look elsewhere if you're chasing maximum rental yield (Palm Beach earns harder per dollar) or you want a private villa on the rocks (that's Malmok). Eagle Beach is the sweet spot between the two, and you pay for the position.

What you get for the money

The premium over Palm Beach buys you scarcity. Low-rise caps mean fewer units with real ocean views, so those views cost more and hold value better. You're also buying a quieter building: smaller developments, lower density, neighbors more likely to be owners than a rotating cast of holiday renters.

At the top end, beachfront condos and penthouses here are among the most desirable addresses on the island. They don't come up often, and when they do they move.

What you're trading away versus Palm Beach: a bit of walkable buzz, a slightly thinner nightlife, and some rental intensity. For the Eagle Beach buyer, all three read as features.

Eagle Beach rents well, just differently. Occupancy is strong in high season and the guest profile skews to couples and families paying for calm rather than party-adjacent proximity. Nightly rates on a good beachfront unit can be excellent.

Because entry prices are higher, gross yields typically pencil out a touch lower than Palm Beach on paper, you're buying more lifestyle and more capital stability, less pure income. If yield is the only goal, know that going in. If you want a place you'll love that also rents, this is a strong balance.

  • Airport: roughly 15–20 minutes.
  • Supermarket: the big Noord supermarkets are a few minutes' drive.
  • Restaurants: several destination spots on and near the beach; Palm Beach's density is a short drive north.
  • Short-term rental potential: strong, calmer profile than Palm Beach, lower turnover.

Walk it before you buy

The single most important thing on Eagle Beach is the view line. Because nothing is tall, a low or set-back unit can lose the ocean entirely to the building in front. Stand on the actual balcony and confirm what you can see, and ask what could be built between you and the water.
