Malmok: The Upscale Coast
North of the high-rises the island goes quiet, low and expensive. Malmok is villa country: snorkeling off your own rocks, calm turquoise water, and some of the most sought-after streets on Aruba. A lot of them sit on land lease, and the people who buy here don't blink at that.

What Malmok actually feels like
Drive north past the last Palm Beach tower and the island changes register. The buildings drop to a single story, the crowds thin, and the coast turns rocky and calm. Malmok, running up toward Arashi and the lighthouse, is where Aruba keeps its villas: low, private homes strung along a shoreline made for snorkeling.
The water here is the draw. It's protected and clear, with reefs and famous wrecks just offshore; people swim and snorkel straight off the rocks in front of their houses. There's no beach strip energy: no jet-skis, no palapas for rent, no casino glow. Just villas, sea grape, and the wind.
It feels exclusive because it is. This is where the island's more established second-home money lives, and the calm is the whole point.
Who it's for
Buy here if you want a private waterfront villa: space, a pool, the sea at your doorstep, and quiet. Buyers here are usually end-users with real budgets who want the best of coastal Aruba and don't need the property to earn its keep.
Look elsewhere if you want walkable nightlife (Palm Beach), maximum rental yield (Palm Beach again), or a more modest entry price (Noord, Oranjestad, the south). Malmok is a lifestyle purchase at the top of the market.

What you get for the money
At Malmok you're buying position and privacy. The premium sits on water access: a villa with direct rocky-shore snorkeling access is a different animal from one two streets back, even if the houses are similar. Pools are standard, plots are generous by island standards, and the finish on the newer builds is high.
Set-back villas offer the area's calm and much of the lifestyle for meaningfully less. The very top of the market (waterfront, modern, turnkey) is small and competitive, and those homes hold value well precisely because they almost never come up.
What you're not buying is a beach in the Eagle Beach sense (this is a rocky, snorkel coast) or a hands-off investment (villas need care and a person on the island).
Malmok isn't sold to tourists. It's kept by people who already know the island.
Land lease on the best streets
Malmok is the clearest illustration of a rule that trips up foreign buyers: land lease here is not a discount-bin signal. The government owns a lot of this coastline, and long, renewable leases on it are completely ordinary.
The value lives in the details. A lease with 50+ years remaining and a modest annual fee is, for practical purposes, close to freehold in how buyers treat it. A short remaining term is a genuine problem you can negotiate around, or walk away from. Always ask for the remaining term and the current annual fee, in writing, before you get attached.

Practical notes
- Water: rocky snorkel coast, calm and clear: swim off the shore, not a sandy beach.
- Beach: the nearest sandy beaches (Arashi, Boca Catalina) are a short drive; Eagle Beach is 10–15 minutes.
- Airport: roughly 20–25 minutes.
- Supermarket: Noord's supermarkets are a few minutes away.
- Short-term rental potential: villas do rent to a high-end crowd, but this is a lifestyle buy first, not the yield play Palm Beach is.
Walk it before you buy
Two things decide a Malmok villa: water access and wind. Stand at the shore edge of the property and confirm exactly how you'd get into the water and whether it's truly "yours" or shared. Then note the wind: this coast is exposed, and the constant trade wind is glorious on a hot day and relentless on an exposed terrace. Feel it before you commit.
On the paperwork side, this is where the land-lease homework really matters given the ticket size: remaining term, annual fee, and any conditions. Have a villa properly inspected: roof, pool systems, salt-air wear, water and power setup.
