Savaneta: The Quiet South
Aruba's oldest village, and its first capital, is a low-key fishing community strung along the south coast. No high-rises, no crowds, just piers, fishing boats, a couple of legendary restaurants, and waterfront that costs a fraction of the northwest. This is the real island.

The short version
- Savaneta is a quiet old fishing village on the south coast: Aruba's original capital, and its most authentic corner.
- Local life, slow pace, real waterfront, the opposite of Palm Beach in every way that matters.
- Waterfront value: you can buy on the water here for far less than the northwest coast.
- Price band runs roughly
$250k–$1.2M, wide depending on water access and condition. - Best for buyers who want the real island and don't need tourists, or tourist rental income, at the door.
What Savaneta actually feels like
Savaneta is what Aruba looked like before the resorts. It runs along the calm south coast: fishermen's piers reaching out over turquoise shallows, colorful boats, low houses, and a pace set by the tide rather than the cruise schedule. This was the island's original capital, and it still feels like the historic, lived-in heart of local Aruba.
You hear Papiamento more than English here. Life is domestic and unhurried: people fixing boats, kids swimming off the piers, the smell of fish frying somewhere. There are a couple of genuinely famous restaurants (the kind of over-the-water spots people drive across the island for), but no strip, no nightlife, no tourist machinery.
If Palm Beach is Aruba turned up to eleven, Savaneta is Aruba at rest.
Who it's for
Buy here if you want the authentic island, a slower life, and real waterfront without a northwest-coast price tag. Retirees, artists, second-home buyers who've "done" the beach strip and want something quieter, and people who value local community over convenience all find their way south.
Look elsewhere if you want tourist walkability (Palm Beach), strong short-term rental yield (Palm Beach, Eagle Beach), or every amenity five minutes away. Savaneta asks you to trade convenience for calm and character.

Placeholders re-checked each winter. Savaneta's numbers swing hard on water access and condition: a waterfront plot and an inland fixer are different worlds at the same address.

What you get for the money
The headline is waterfront value. A home on or near the water in Savaneta costs a fraction of a comparable position in Malmok or on the northwest coast. If your dream is a house where you can step off a pier into calm turquoise water, this is the most affordable place on Aruba to have it.
Inland, village houses are cheaper still: some solid, some in need of work and priced accordingly. There's genuine opportunity here for a buyer who's happy to renovate and wants to be part of a real community rather than a resort.
What you're buying, above all, is authenticity and space to breathe. What you're not buying is convenience, tourist rental demand, or a quick, liquid resale market.
Up north you buy Aruba's beach. Down here you buy Aruba's soul, and you pay a lot less for it.
The trade-offs, honestly
Savaneta is a lifestyle commitment, not a convenience buy, and it's worth being blunt about the trade-offs:
- Distance: you're 20–25 minutes from Palm Beach, the big supermarkets and the tourist restaurants. Errands are a drive.
- Rental demand: short-term tourist rental is far weaker here than the beach strip. Don't buy Savaneta for yield.
- Resale: the buyer pool for the south is smaller, so homes can take longer to sell.
- Renovation: many of the value buys need work, and trades and materials take planning away from the main hubs.
None of these are dealbreakers: they're simply the price of the peace. Go in clear-eyed. The complete buying guide covers the practical and tenure checks.
Practical notes
- Water: calm south-coast shallows, piers, easy swimming, but not a wide resort beach.
- Beach: small local and mangrove beaches nearby; the famous sandy beaches are up north.
- Airport: roughly 15–20 minutes: closer than you'd think from the "far south" feeling.
- Supermarket: a local supermarket in the area for basics; the big ones are toward Oranjestad and Noord.
- Short-term rental potential: low compared to the strip: this is a live-here or long-stay area, not a yield play.
Walk it before you buy
Spend real time here before committing: ideally more than a day. Savaneta's charm is obvious on a visit; what you need to test is whether the quiet suits you over weeks, not hours. Have a meal, do the drive to the supermarket, sit on the waterfront at different times.
On the property itself, water access and flood/tide behavior matter most on a coastal buy: see how the water sits against the plot. Check the house carefully (many are older), confirm the tenure in writing, and get a realistic read on the local rental and resale market before you count on either.

Common questions
Is Savaneta a good place to buy in Aruba?
For an authentic, quiet, waterfront-value life, it's one of the best on the island, and the most affordable place to own real waterfront. It's a poor fit for tourist rental yield or anyone who wants amenities on the doorstep.
Can you buy waterfront in Savaneta cheaply?
Cheaply is relative, but yes: waterfront in Savaneta costs a fraction of comparable positions in Malmok or the northwest coast. It's the best value for water access on Aruba.
Is Savaneta too remote to live in?
It's quiet and local, but not truly remote: you're 15–20 minutes from the airport and 20–25 from Palm Beach. The real question is whether you want a slow, community-led pace over convenience.
Can I rent out a property in Savaneta?
Short-term tourist demand is weak here compared to the beach strip, so don't buy for yield. Long-term local rental is possible but a smaller market. Savaneta is a live-here or second-home area.
What's the community like in Savaneta?
It's an authentic, tight-knit fishing village where Papiamento and local life dominate: welcoming, but very much a real neighborhood rather than a tourist zone. That's the whole appeal for the people who buy here.
